Touring Teravalis model homes is more useful when you arrive with a plan. The community has seven builders and more than 20 models, so a walk-through can quickly become a blur of kitchens, incentives, and floor plans. Before your first visit, decide what you need to compare, how much time you have, and who will represent you.

This guide was researched October 8, 2026. Hours, model availability, homes, prices, incentives, and builder policies can change. Confirm the details that matter to you before driving to Buckeye.

New two-story and single-story homes with desert landscaping in Buckeye Arizona for a Teravalis model home tour guide
An existing streetscape photograph from our collection shows new homes and desert landscaping in Buckeye. It is tour context, not a claim that either home is a currently open Teravalis model.

Start at the Teravalis Welcome House

The official Teravalis visitor page lists the Welcome House as open daily from 10 a.m. to 5 p.m. A community steward can provide a map and help organize a route through the model-home neighborhoods. The official builder directory currently identifies Century Communities, Courtland Communities, DRB Homes, KB Home, Lennar, Meritage Homes, and Risewell Homes.

That is too much to compare casually in one afternoon. Review our searchable Teravalis new homes and floor plans before you go. Shortlist two or three builders and several plans based on your real requirements, not just a staged model's appearance.

Make a one-page comparison list

Write down your price range, minimum bedrooms, home-office needs, preferred number of stories, garage size, and acceptable move-in window. Add deal breakers such as stairs, a narrow side yard, a west-facing primary bedroom, or insufficient multigenerational privacy.

The official Teravalis homes overview says the current lineup spans more than 50 plans, roughly 1,232 to 2,821 square feet, with one-story, two-story, flex-space, and multigenerational choices. Those ranges help you organize the tour, but they do not confirm that a particular plan, homesite, elevation, or price is available.

Register your representation before touring

Contact Alan Brown and David Dion before your first sales-office visit. The person in a builder's sales center represents the builder. Your buyer agent can help you compare written terms, incentives, lot premiums, completion estimates, and resale alternatives from your side of the transaction.

Builder registration rules are not identical. KB Home's published terms describe first-visit accompaniment or registration requirements subject to its broker co-op process. Meritage's agent page publishes a different approach that may allow buyer-agent compensation without first-visit attendance. Because policies can change and exceptions may apply, coordinate with your agent before providing information or signing in.

Tour the plan, then verify the actual home

A model is designed to show a plan at its best. Ask which finishes, structural options, landscaping, furnishings, and technology are upgrades. Photograph the included-features sheet when allowed, and match every note to the builder, collection, plan, and date.

Then ask to see the exact inventory home or homesite you might buy. Compare natural light, street position, backyard exposure, neighboring construction, garage access, room dimensions, and the route to community entrances. Do not assume the model's orientation, ceiling treatment, appliances, or outdoor space comes with another address.

Compare the complete cost, not the banner price

For each candidate, request a written estimate that separates base or address-specific price, lot premium, options, taxes, HOA assessments, insurance assumptions, closing costs, and incentive conditions. A rate buydown may be valuable, but compare its loan terms and required lender or closing date with other financing choices. Our Teravalis builder incentive guide explains the comparison process; its examples are dated and are not current offers.

Also compare early resales on our Teravalis homes for sale page. Its visible data date tells you when the MLS snapshot was captured. Ask us to verify the current status and terms of any address before relying on it.

End the day with a disciplined shortlist

Score each option on the same categories: layout, address, included features, timeline, total estimated cost, financing flexibility, and written contract terms. Keep "available today" separate from "planned later." Our Teravalis community guide can help frame amenities and long-range plans, but your purchase should work for your household using the facts you can verify now.

Choose a first and second option, then schedule a focused return visit. A quieter second look is the right time to measure furniture spaces, review documents, confirm the construction stage, and ask the questions that did not occur to you during a busy opening tour.

Plan Your Teravalis Model Home Tour

Alan Brown and David Dion can build a route around your budget, timeline, and preferred floor plans, then help compare the written details. Ask about our free buyer-representation offer: when the builder or seller agrees to pay our full compensation, you pay no buyer-agent fee. Your written representation agreement will explain the terms and any possible exception before you commit.

Contact and register with our team before touring model homes so we can confirm each builder's current process and protect your representation options.
