Teravalis buyers have two useful but different inventories to compare this October. Our October 15 MLS snapshot contains 67 active listings inside the Teravalis search area. The official Teravalis home finder, last fully checked October 12, contains 149 builder records: 96 quick move-in homes and 53 floor plans.
Those totals should not be added together. Some builder homes also appear in the MLS, while other builder homes and plans appear only in the official catalog. The practical answer is to search both, verify the exact address or homesite, and ask for a current written price before making a decision.

What changed in the Teravalis MLS snapshot
The active MLS count held at 67 from October 14 to October 15. No listing entered or left the verified search during that comparison. All 67 detail pages were checked, and ten homes showed lower asking prices. Eight reductions were displayed by the source on October 15 and two on October 14.
Current MLS asking prices range from $311,990 to $524,000, with a median of $399,990. Home sizes range from 1,232 to 2,712 square feet, and the median source-reported time on market is 71 days. These are asking-price and active-listing statistics, not closed-sale results or an appraisal of any home.
You can review the address-level records on our Teravalis homes for sale page. It includes builder-listed new homes as well as other MLS listings, and each detail page carries the October 15 snapshot date. Availability can change after the capture, so a fresh status check still matters.
The builder catalog offers a wider planning view
The official builder catalog gives buyers another way to shop. Our complete October 12 capture contains 96 quick move-in homes and 53 floor plans from seven builders. All 96 quick move-in entries displayed a numeric price, ranging from $309,990 to $486,090. The floor-plan entries displayed starting prices from $302,990 to $463,640.
Starting prices and completed-home prices are not interchangeable. A plan price may exclude a homesite premium, structural choices, design options, landscaping, financing costs, and other items. A quick move-in label also does not guarantee immediate occupancy. Use our searchable Teravalis new builds catalog to compare the supplied details, then confirm the builder's current completion estimate and included features.
The official Teravalis site currently describes homes from seven builders starting in the $300s, more than 50 floor plans, and more than 20 models open to visitors. That community-level overview is useful for planning, but it does not replace the address-specific terms for a home you may purchase.
How the broader Arizona market fits in
The ARMLS October 2026 STAT report, published October 12 with September data, reports a $450,000 statewide median sales price and 4.45 months of supply. ARMLS also reports 57,672 sales through September, which was 1,991 more than the same point in 2025.
Those figures describe a broad Arizona market, not Teravalis alone. They are context for negotiation, not a shortcut for pricing a particular Buckeye home. Teravalis inventory currently leans heavily toward new construction, so builder release schedules, preferred-lender conditions, lot premiums, and completion stages can matter as much as the statewide headline.
What buyers should do with this snapshot
Compare the complete cost
For each serious option, request a written breakdown of the home price, homesite premium, options, incentives, lender conditions, estimated taxes, HOA assessments, insurance assumptions, and closing costs. A lower price is helpful, but only if the home and contract fit your budget and timeline.
Separate available now from planned later
Confirm whether you are comparing an active MLS home, a specific builder inventory home, or a floor plan that still needs a homesite and construction schedule. Our Teravalis community guide can help with location and amenity context, while the individual builder documents should control the purchase details.
Register representation before the first tour
Builder registration policies differ. Contact your buyer agent before providing information at a sales office or touring models. Our Teravalis model-home tour guide explains how to organize visits and compare plans consistently.
